  • You bring the media buying expertise. Creative production and lead follow-up are already handled on my side.
  • A predictable, repeatable cost per qualified lead that I can scale by increasing budget. I care about cost per lead and lead quality. I do not care about reach, impressions or engagement on their own.
  • BUDGET
  • I'd rather start with a sensible test budget and scale what works than throw money at it on day one.
  • What cost per lead have you actually achieved on real estate campaigns,
  • Tell me about a campaign of yours that failed, and what you did next.
  • Please also tell me whether you have handled Meta's Special Ad Category restrictions for housing ads before, and what that changes about targeting.
  • A short weekly report in plain English: spend, leads, cost per lead,

  • I'm a real estate agent in Hamilton, Ontario looking for someone to set up and then actively manage my Facebook and Instagram advertising on an ongoing basis. This is not a one-off setup job - I want somebody who stays on it
  • week to week and is judged on cost per lead, not on impressions.
  • What I sell: residential real estate in Hamilton, Stoney Creek, Ancaster,
  • Dundas and the surrounding area. Buyers and sellers, mostly in the $500K to
  • $5M range.
  • WHAT I NEED DONE
  • Audit and correctly configure my existing Meta Business account, ad account, Pixel and Conversions API. I already have a Meta Business account set up.
  • Seller leads (home valuation / thinking of selling)
  • Buyer leads (listing traffic, open houses, new-to-market alerts, homes under 700k etc)
  • killing losers, scaling winners. Weekly.

  • A CRM (Lofty) where leads need to land

  • Do not send me a generic proposal. Answer these five questions directly.
  • Proposals that ignore them will be ignored:

  • What ad spend would you recommend for the first 30 days of testing, and what would you expect that to produce?
  • Seller leads or buyer leads - which is harder to get cheaply, and why?
  • Walk me through how you would set up conversion tracking so I can trust the lead numbers.
